How Important is HVAC Preventative Maintenance?

 

Many people tend to wonder whether HVAC preventative maintenance is worth the time and money. Well,  just like a motor vehicle needs regular tune-ups to operate at its best level of performance, so does an Air Conditioning and Heating system. While preventive maintenance benefits the system directly, having this service performed by trained professionals brings with it benefits to you as well.

Cooling Inspection

 

  • Check Refrigerant level

  • Replace Filter

  • Wash and clean condenser coils

  • Check Amp draw on compressor and fan motor

  • Test Capacitors for correct MFD’s

  • Check voltage across contactor

  • Spray Insecticide on electrical components

  • Inspect and clean evaporator coil (if needed)

  • Blow condensate drain lines and inspect Emergency pan (if any) for any rust

  • Test float switch

  • Check Amp draw on blower motor

  • Tighten all electrical connections

  • Check split from supply / return air

  • Check all vents for proper air flow

Heating Inspection

 

  • Inspect Burners

  • Test heat exchanger for cracks

  • Check Pilot light

  • Clean thermocouple

  • Test all safety control switches

  • Check gas pressure at furnace

  • Inspect Flue pipe

  • Inspect gas line for any cracks or leaks

  • Ohm electric igniter (if available)

  • Check Amp draw on heat strips

  • Inspect all wire connections

  • Ohm out Heat limits

  • Check amp draw on blower motor

  • Check MFD on run capacitor

 

Conserving Energy

 

Vehicle maintenance often results in an improvement in mileage per gallon of gasoline, and HVAC preventative maintenance similarly results in a lower rate of energy use. As the motors operate more smoothly and the system does not have to cycle as many times to achieve and maintain the temperature set point, it does not consume as much fuel.
